Desktop build

So I need a new desktop which I will most likely build my self as that's probably the cheapest option.
I want it to be on the cheap side (400-450ish?) but I wont it to be able to run games like skyrim/ civilisation V/ Anno on medium settings.

Any ideas on what sort of price I'm looking at? and does anyone have any example builds I can start with? Or maybe some pre built PCs that will be suitable.

Also is the desktop any good?

May not play maxed out, and could use an upgrade to an i5 4690K if you can afford it.
