How do you choose a CPU heatsink / fan

I've been searching around newegg for heatsink / fans - and it seems like they have some that are processor specific - or socket specific - but I haven't seen anything that's SPEC's cover an AM3 quadcore socket / processor. Does that mean there are no aftermarket products for this processor?

Is there some general rule - that any heatsink can hit any fit any processor - or is based purely on socket - etc? Trying to add this into planning stage.

Any advice - guidelines would be appreciated.

So does that mean - that heatsinks are based on Socket. Anytime I have an AM3 processor - I can assume all AM2+ heatsinks will fit properly?

Is that the only way they're sized - or is there an additional way to determine if a heatsink will fit said processor - whatever the socket is?
 
Socket type. There are generally 3 types on the market - AM2/AM2+/AM3, then the socket 775 (many of which are now being suited for socket 1366/new Intel stuff.) Alot of higher end hs/f will have the hardware for both the new AMD and Intel setups (like my Zalman 9700).
