Which CPU and Motherboard should I buy?

Hello, I am going to upgrade my motherboard and CPU on my computer, and I don't know which cpu/motherboard I should get. The reason that I am upgrading is because I am gong to be playing Star Citizen, and need a new CPU and Motherboard to run it at the FPS I want. The CPU's that I have been looking at are the i5 6400, and Haswell i5's. My main question is whether I should go skylake or not, and if it is worth the money to get an i5 4690k instead of a lower end i5. I haven't overclocked any CPUs in the past, but if I decide to get the 4690k I will probably be overclocking it. The main reason why I am considering lower end Haswel i5's is because of my budget, which is $350 for a new motherboard and cpu (and ram for the skylake option). I currently do not have an SSD, and If I got a lower end i5 + motherboard, I would be able to afford an SSD as well. As for motherboards, I don't really have too much preference, but some I have been looking at are the ASRock z97 PRO 4 and for skylake the MSI B150 Gaming M3. Thank you for reading, and I will include my current PC specs below.

Current PC's specs:
CPU: Intel i3 3220
Motherboard: ASUS P8B75-MLX PLUS
GPU: HIS Radeon HD 7750 (soon to be an EVGA GTX 660ti from a friend)
PSU: SilverStone 500W Power Supply
Case: SilverStone ML03
RAM: Crucial 4GB, I also have 4GB of some off-brand ram, so 8GB total
HDD: HGST 500GB and WD Black 1TB

EDIT: Yes, I do know that I will be needing a new case to fit the motherboard and the GTX 660ti, and will be getting one.

Why not just buy LGA1155 CPU and put it to that MB? i5-2500K, i7-2600K, i5-3570K or i7-3770K are OK. Difference between those and Skylake is fairly small. That way you can also get SSD.

Don't know why I didn't think of that, I guess buying a used 3570K or something will be just fine for me. Thanks for your help!

Also keep in mind that the B series boards typically don't offer you any overclocking features (B75). You might be able to save a few bucks on a non-K CPU as well.
