how to remove how to remove cpu fan and heatsink from the motherboard

good day....
i have a broken motherboard and a broken processor... and i'm wondering what's the proper way on how to remove the fan and the heatsink without tearing it apart..could someone help me? greatly appreciate for the help...... here's the picture....

 
See those four knob like things around the heatsink? Take a flat head screw driver and rotate it the way of the arrow. It should pop up once it's loosened enough.
