Leased Arris Router Issues

Arris Router Model:TG862G P/N TGODH7862

I live in an apartment complex and I am constantly having issues with speed, I should be getting around download speeds of 9mbps but I constantly get 4 to 5 mbps and I am less than 10 ft from the router. I'm stumped about what to do to increase the speed, I'm thinking about replacing the router, but the router is a leased router from buckeye cable. (btw they gave me a brand new router bc the old router they said was having issues, but I just think these routers are junk, I never had this problem with other companies nor when I had them, in fact it wasn't even an issue, when I had a home or when I lived in an apt complex. The only thing that I have found is that if I play with the beacon interval, it seems to change the speed depending on what number I have chosen, I have changed practically everything that I could possibly think of to get faster speeds and to no avail I am still getting 4-5 mbps. Can anyone tell me if the routers are known for this, and could possibly replacing the router help with wireless speeds. I never had this issue and this is the only thing that I can think of. Anyone have any hints of suggestions?
 
How many clients are associated with the AP? Are there a bunch of wifi neighboring SSIDs? That's a 2.4 GHz only device so it's probably going to be painful with any sort of neighboring load.

I count 13 ssid when I scan the network. I have the printer, two laptops, and 3 mobile devices and a desktop. On 1 client. But I haven't had an issue before with other leased equipment, so I'm just wondering what is going on.
 
Yowza. If you open something like 'Wifi Analyzer' on your phone, you'll probably cringe.

The best option is to go wired or get a dual-band unit and use the 5 GHz band.

yea I forgot about using the wifi analyzer, but I think I did use it before for something else, I agree that wired is pretty good option, but, may not be the best option, I've actually thought about running a switch and wire my printer, desktop to it, but I probably would run this after the router hookup, although I'm not sure that would help with speed. I actually think the 5ghz band may be the best option. But I am going to con't to look into some more options here to what I can do.
 
Change the wireless channel? I know that only goes so far, but if half your neighbors are living it up on channel 6 and your Arris is on 6 you lose half the game right there.
 
Update, I found the problem, and it wasn't even my router, I was actually doing speed tests on my other computer and the speed tests were where they were suppose to be on my other laptop. So that got me to thinking that it had to do something with my card, or some sort of settings, after hours upon hours of trying to figure this out. I found that it was a setting, I went to my device manager and look under my network adapters selected the one that was associated with my computer went to properties and then to the advanced tab, then selected wifi-config and found out that the setting was under performance, I changed it to wifi and it has been working properly ever since. Who in the world would of thought that would have been the issue. Secondly, I don't ever remember going in there to change it ever so idk if it came from the factory like that or not, but ever since I changed that, my wifi on this laptop is working great now. I guess I will just have to chalk that up to a lesson learned in my IT career. But for the longest time I thought it was my isp and come to find out that it was just some stupid setting on my computer, lol. At least its fixed now, but that was driving me up the wall.

Anyone else ever have something similar like that happen to them? Or something else that you were working on and all of a sudden you found out it was something that was very simple to fix but took you hours to find the solution?
