both are great GPUs. The 4870 is a bit faster will run a little hotter and use a bit more power. The 5770 is close in speed, runs cooler, uses less power, and has a couple extra bells and whistles like DirectX 11. People could argue for either card.
As far as thermal paste goes, I have never purchased a cpu where the heatsink did not come with thermal paste on it. So don't worry about it.
The mobo does not come with onboard video so you need the card in order to see anything on screen.
and, again, you do not need any extra fans or aftermarket heatsinks at this time.
