Random spikes in temp

So I just helped my friend with his build. Here are the specs:

Installed the CPU cooler (hyper 212+) using the "dot in the center, and then spreading it with the cooler" method. Getting temps of 25-30c idle and 35-40c while playing BFBC2. Very great temps.

But he says it would get random, quick spikes all the way to 98c. This is while playing games or transferring files. From what I was thinking, it sounds like the cooler is failing for a second, and then starting back up again. I'm not sure what program he was using, but it warns him when it gets above 80c. I told him to use coretemp and play a game for a while to see if that measures the spike. Any other suggestions would be appreciated.

Cooler is not failing as no temperature can jump up and down that quick...may be the software using to read temp is Dodgy.....
Just set the desired temp for warning in bios and that should be all required....
 
Yeah, that's the problem. Further research said that the version of coretemp has problems with sandy bridge. Other people had random spikes also to exactly 98c.
