What do you plan on using the computer for?

Any reason why you wouldn't just get the 7700 instead of the K? Cost difference between the two when you factor in the need for the cooler is around $70-$100 for the 200mhz boost clock and the 800mhz base frequency difference?

As for the motherboard, are you planning on buying ram that's rated higher than 2400mhz (i.e. running XMP in the bios)? If don't plan on doing that, the H270 should be sufficient for your needs.

I am going to use it for mostly gaming.
I don't know how big the difference between the K (4.2) and the non K (3.6 i think) is because this is my first pc build.
For the motherboard i was thinking on getting a H270 cuz Z270 seems pretty expensive for me

Personally If your not going to over clock I'd go with the 7700k. To some that may sound silly but it does have that little bit of extra power if and when you need it. Mostly tho I don't think you would notice a difference between them plus the power gain is pretty small, so mostly that depends on if you justify the extra $$.

Another thing to think about with the mother boards is GPU's. If you are going to have multiple GPU's in SLI then I would get the Z270 if not then I would get the H270. Also depends on if you are going to make use of the M.2 slots on the motherboard. I would personally, but some wouldn't.

Last thing is I would definitely not cheap out on storage devices, I.E. SSD vs HDD
I made that mistake once, get SSD's if you can afford it. You won't be disappointed, Makes a huge difference in gaming, load times and what not IMO. Just my .02

The i7-7700K is exactly two years old today. Of course hardware prices can differ, especially for older tech, but according to Intel the i7-9700K is about $20 more and much superior in every way (Cores and GHz)
Unless you find a really good deal on the 7700K, if you're buying brand new you should consider getting the latest. Even the i5-9600K, at about $100 less than the i7-9700K, should beat a i7-7700K in gaming performance.

Agreed. The 7700K isn't worth the $350+.
